Balcony Inspections

Balcony safety you can see, verify and act on

Balconies take a constant battering from wind, rain and freeze-thaw cycles, and the damage that matters most is often the damage you can’t see from street level. A hairline crack in a soffit, corroding fixings behind a balustrade, or water tracking into a slab edge can sit undetected for years, until it becomes a structural or safety issue.

Pendrich Height Services provides rope access balcony inspections for housing associations, managing agents, freeholders and building owners across the UK. Our IRATA-certified technicians get eyes-on every balcony, on every elevation, without scaffolding, cherry pickers or MEWPs, so inspections cost less, take less time, and cause less disruption to residents.

Why balcony inspections can't wait for problems to show

Balconies are structural elements exposed to the elements on every side, often with concealed fixings, hidden drainage paths and materials that were never designed to last the lifetime of the building. Deterioration is progressive: what starts as surface staining or a loose tile can, over time, point to reinforcement corrosion, movement in the structural slab, or a failing waterproof membrane.

Since the Building Safety Act 2022, building owners are also expected to hold clear, current evidence of a building’s condition, the “golden thread” of information regulators and insurers increasingly ask to see. A documented balcony inspection programme is one of the most direct ways to demonstrate that.

Regular balcony inspection helps you:

  • Catch defects while they’re still a repair, not a rebuild

  • Protect residents, visitors and passers-by below

  • Build the evidence trail regulators and insurers expect

  • Budget for maintenance instead of reacting to failure

  • Extend the working life of the building fabric

Why rope access is the better way to inspect balconies

Traditional balcony inspections often rely on scaffolding towers, cherry pickers or mobile elevated platforms – all of which take time to plan, cost significantly more, and can block access, parking or communal areas for days or weeks at a time.

Rope access removes that overhead. Our technicians can be positioned at any balcony, on any face of the building, usually within a single site visit, working quietly and with minimal footprint at ground level. For occupied residential blocks in particular, that means:

  • No scaffold towers dominating the building for weeks

  • No lost parking bays or blocked footpaths

  • Faster turnaround from site visit to report

  • Lower cost per balcony inspected

  • The flexibility to reach awkward, sheltered or overhanging balconies that platforms can’t always cover

What's covered in a Pendrich balcony inspection

Every inspection is planned around your building and your records, then delivered by rope access technicians trained to recognise the specific defect patterns balconies develop over time.

Before the site visit

  • Review of existing drawings, previous inspection reports and maintenance history

  • Agreement of scope, access points and any resident liaison needed

On site

  • Visual inspection of every accessible balcony element – balustrades, soffits, slabs, drainage, waterproofing and fixings

  • Close-up rope access inspection of areas hidden from ground-level view

  • Structural assessment of the balcony’s overall condition

  • Photographic recording of every defect identified

After the visit

  • Defect grading and risk classification, so you know what’s urgent and what isn’t

  • A clear written report referencing the relevant standards

  • Budget estimates to support your maintenance planning

  • Ongoing support scheduling re-inspections or follow-up repair works

Inspecting to recognised standards

Our balcony inspections and reporting are carried out with reference to:

  • BS 8579 Guide to the design of balconies and terraces

  • BS 6180 Barriers in and about buildings

  • The Building Safety Act 2022 supporting your building’s golden thread of information

  • Established engineering practice for structural durability and long-term maintenance planning

How it works

  1. Talk to us. Tell us about your building or portfolio, and we’ll scope the right inspection for your access requirements and timeline.

  2. We carry out the survey. Our IRATA-certified technicians inspect every balcony by rope access, working around residents and building operations.

  3. You get the report. A photographic, defect-graded report with risk classification and indicative repair budgets – in plain language, not jargon.

  4. We help you plan ahead. From prioritising urgent repairs to scheduling your next re-inspection, we stay involved for as long as you need us.

Frequently asked questions

Most managing agents and building owners schedule a full balcony inspection every 3–5 years, though buildings with a known history of defects, older construction, or high exposure to weather may warrant more frequent checks. Following the Building Safety Act 2022, many building owners are moving to more regular, documented inspection cycles as part of their evidence base.

A visual, ground-level inspection can only assess what’s visible from below or from within the property – it can miss defects on the underside of balconies, behind balustrades, or on upper floors. A rope access inspection puts a technician at the balcony itself, allowing close-up assessment of every element, including areas a visual survey simply can’t reach.

No. Rope access inspections are carried out from outside the building, so residents can generally remain in their homes throughout. We plan visits to minimise disruption and will always agree access arrangements with you or your managing agent in advance.

This depends on the number of balconies and the building’s layout, but rope access typically allows us to complete a full building survey in a fraction of the time a scaffold-based inspection would take, often within a single visit.

Every defect is photographed, graded by severity and included in your report with a recommended course of action. For anything urgent, we’ll flag it to you immediately rather than waiting for the final report, safety-critical issues are never held back.

Yes. Pendrich can move directly from inspection into remedial and maintenance work using the same rope access teams, so there’s no need to bring in a separate contractor once defects are identified.
